How MY $0 OUT-OF-POCKET  PROGRAM WORKS

1) It "ALL STARTS" with the Financing ... That means getting "Pre-Approved", NOT Pre-Qualified, PRE-APPROVED ... this means you have actually spoken with a Loan Officer that is well versed in VA Loan Underwriting Guidelines and Changes to them. Most Mortgage Brokers will tell you they know VA Loans but really do NOT, same as most Realtors will tell you they know how to present and execute a VA Transaction and they do NOT, or at least to the degree of expertise to be of "Proper Service" ... that being said.

2) Once you speak with my VA Specialist Loan Officer and answer some Qualifying Questions and a Credit Report is pulled to determine your Credit Worthiness a determination of "How Much" you may borrow will be disclosed and a Pre Approval Letter will be issued. This is VERY IMPORTANT as it will need to accompany ANY Offer we may make on your behalf , Sellers do not take ANY Offers 
Seriously "without a Pre Approval Letter " , that lets them know you are a REAL BUYER and speeds up the process... otherwise we are just shopping and not knowing how much you can spend. So Getting PRE APPROVED is STEP ONE.

3) Once Approved we start "shopping" ... all I need from you is the area you wish to be in, type,style # of bedrooms, etc..and I will start to send you lists of available homes in your area of interest that would work for you, or you can send them to me to check if they would work for you as the Financing sometime's needs to co ordinate with the pricing and type of property. Not ALL homes work for $0 out of pocket, but Most do and sometimes there are reasons to throw in some cash if the situation warrants it, each transaction is a little different, but the concept is the same. I have never had a
Transaction Close that was not Zero Out of Pocket unless it was by design.

4) I will be getting the Closing Costs and Escrows 'Credited" to you at Closing by The Seller to Facilitate the Closing. Your Closing Costs are things you PAY for ie: Title Ins, survey, inspections, tax, etc... Escrows are Money that the Lender holds to pay your next year taxes & Insurance, the Total of these two items are referred to as your "Settlement Fee's" and that is what My Program gets Covered for you. This is NOT Rocket Science, it's the way it's presented and educating Sellers and in many case's other Realtors as to the advantages and efficiency of a VA Loan with an Excellent VA Lender and yes of course an Excellent VA Transaction Real Estate Broker.

 VA Eligible Properties are Most Single Family Homes, Foreclosures and Short sales that will pass a VA Appraisal,ei: needs to have a kitchen, bathrooms,etc.. not in distress and most Town Homes & Duplexes as long as they are "Fee Simple" (you own the land) VA is not fond of anything that says "Condo ASSN", so Condos are 99% of the time NOT VA Approved in our area at least. Mobile homes are covered, but most Lenders will NOT lend on them. But Unseasoned Flips are OK.... again each case is different that is why I only work with no more than 3 Buyers at a time so as to be able to provide Excellent Service and why My Closings go smoothly Thanks to My Team. We have always Closed my Transactions within 30 days. No exceptions.
